Alia Ott

Alia Ott is the VP of Business Development for the Inspired Capital Fund and Investors in Action.

 Alia began educating herself in Real Estate shortly after graduating from college.   She was determined early on to create multiple steams of passive income allowing her to have freedom of  time and an early “retirement”.  By the age of 25, she had bought her first investment property – a tear down/remodel project that taught her to appreciate the expertise of skilled 

tradesmen and construction engineers.  She acted in the role of Owner/General and successfully completed the rebuild/remodel under budget.  This served as a catalyst for Alia eventually quitting her day job and converting from a weekend warrior to a serious full time real estate investor in 2011.  To date, her enjoyment of real estate development has led to the purchase of over 200 doors, lots and loans, including a Mobile Home Park, dozens of notes and several multi-family properties.

 
In 2010, Alia co-founded Investors In Action LLC, a real estate education and private lending company for fix & flips in Southern California which has helped fund dozens of local real estate projects.  This led to many partnerships that would evolve into further ventures including their investment firm, Inspired Capital Partners, that buys nonperforming notes and private loans.  
Over the years Alia has personally been involved in more than $10 million worth of real estate, investing in 15 states doing everything from rehabbing to long-term rentals, to creating and buying real estate loans.  While she still enjoys helping out on the occasional development project, she and her partners now focus on the “paper” side of the business – what she fondly refers to as “being the bank” by originating and purchasing notes/mortgages/trust deed investments. 
 
Other leadership ventures include the founding of the “Association of Private Lenders”, a global organization designed to help educate private money investors.  ”Investors Circle” a San Diego based invite only meet-up group.  “The Magic of Money,” an interactive financial literacy program for teens created in conjunction with InvestClub for Women and  “Cashflow Divas,” acollaborative community of women focused on financial freedom.
 
Alia is the co-author of Bestseller “Initiative” with Greg Reid (Author of “Three Feet from Gold” – Napoleon Hill Foundation) and speaks nationally on topics related to private lending, note investing and financial literacy.

 

Jillian Sidoti (Our Resident Attorney)

Jillian SidotiJillian Sidoti of Trowbridge, Taylor & Sidoti, LLP is the expert on money raising techniques for real estate companies. Afterworking in commercial real estate doing condo conversions for many years, Jillian started a firm that focuses on securities transactional legal matters such as Private Placement Memorandums, SEC compliance, Regulation A filings, Direct Public Offerings, and Intrastate Offerings.

 Jillian also spends her time speaking at seminars educating real estate investors on how to legally raise capital for their real estate investment projects including participating in the Five Star Conference with Laura Bush and Condoleeza Rice.

Prior to her legal career, Jillian owned and operated a record label enabling her to tour worldwide with artists, including visits to South Africa, Canada, Europe, and the United States. Using that experience, Jillian has been commissioned to write articles and contracts for many music industry entities.

Currently, Jillian teaches Finance and Accounting for the BS and MBA programs at the University of Redlands, drawing on her experience as Financial Analyst, Controller, and CFO for many companies from manufacturing to real estatedevelopment. Jillian also teaches a Small Business Management class where students are taught the anatomy of a business plan.
